Basic Services for Design/Build Projects:
• Program Requirements:
Discuss the requirements for the project and determine the best approach to your needs, wants, and budget. Study existing structure for a remodel, or the building site for new construction. Research regulatory, utility, engineering, critical area requirements, and the like.
• Schematic design/rough sketches:
Preparation of a series of sketches in response to program.
• Design Development:
Refine Owner approved schematics to define scope, scale, systems, materials, dimensions. Design development and the construction document phase overlap somewhat so that accurate preliminary costs can be obtained. Usually these drawings can be used to submit to a bank for appraisal.
• Construction documents and final estimates:
Upon approval of design development and preliminary cost estimate, preparation of detailed drawings for permit, final cost analysis and construction. These drawings and specifications actually become part of the building contract.
• Permit and Construction:
We will assist the owner in submitting plans for review by the Building Department. During Construction, the design professional will be available as Contractor and/or Owner require for consultation, materials selection, further design, clarification, and the like.

What is Universal Design and Aging in Place?
Universal design incorporates principles of designing and building homes that are comfortable for all and accommodate people with varying levels of functionality. The home is set up to serve it’s inhabitants when they are healthy, or when they may be temporarily sick or injured. Universal design applications serve people with disabilities, mobility problems or impaired senses and also accommodates people as they grow older so that they may stay in their home much longer than may be possible with traditional spaces.
Aging in Place Specialists help to ascertain needs, and design and/or remodel to accommodate changing physical needs so that people can stay in their homes as they age. This makes sense from an emotional as well as practical point of view. Many people would like nothing more than to stay independent in their own homes, but find it difficult and unsafe with increased challenges. The home environment can be altered to support people who desire to stay in their own homes. From a financial perspective, theoretically, an assisted living facility may cost $60,000 per year. A renovation of space may cost $60,000, but would allow people to stay home potentially for years.

• One-story living. Even in multi story homes, there is a place to eat, use the bathroom and sleep all located on one level, which is barrier-free.
